Phoenix Winter Grass Time

This may not look like much - but this is the fruit of mine and my husband's back breaking labor! To finally make it through the heat of the summer with a view of a nice lawn offers a sense of maybe "it's not that hot".  Because if it was, then our green grass would be brown - right?  Now that were going into the nice part of the year, I wanted to show a photo of our winter grass.  Years past, we have hired someone to come in and put this in and found that a bit of hard labor is all it takes.  I've also included a link for you to view for additional information on how to put in your own winter lawn - enjoy!

Tract Home Builder Changes Design to Meet Needs of Today's Social Living

Finally a tract home builder has planned a nice design to accomodate a "mother-in-law" suite seperate but connected to the main home.  When considering living arrangements of many households with older parents and yes, adult children, I often times find myself looking for homes with a basement or an additional master bedroom suite to fit the needs of my home buyers.  Most of us know that homes with basements in the Phoenix metro area are far and few between, and looking for an affordable dual master bedroom suite home can sometimes meet the same fate.  Lennar homes, a nice tract builder has come up with a great design that offers spacious main living with seperate "in-law" quarters connected by a single interior door.  This additional home offers a single car garage, full kitchen and living area, nice size bedroom with one bathroom, laundry area, patio and it's own entrance!
Contact me if you would like additional information about this new home concept.

Slight Improvement in Mortgage Rates

There has been a great deal of movement in mortgage rates recently partly due to uncertainty about an expected new Federal stimulus program. Federal officials offered little details about such program. In the end, the result was merely a small decline in mortgage rates for the week.
In efforts to help boost the economy, the government is expected to begin purchasing additional Treasury securities. An important question is how large will the program be? Investors expect the government to reveal the details of the program today at its next FOMC meeting. Comments from Fed officials indicate that they are still discussing what approach to take. The government may decide on a fixed quantity over a set time frame, or they may select a more flexible program in which they decide how much to purchase. Mortgage rates have already benefitted from investor expectations for the program, and they likely will remain highly sensitive to changes in the outlook for the government's plans.
last week's housing sector data generally showed modest improvement. While foreclosure issues were in the spotlight,  September Housing Starts increased to the highest level since April. The October NAHB Home Builder confidence index rose to 16 from 13 in September, which was the first increase in five months. "Builders are starting to see some flickers of interest among potential buyers," according to the NAHB.
